## 1. Program Description
Rise Co-Host Vacation Property Management Inc. ("Rise Co-Host," "we," "us," or "our") operates an SMS messaging program to support guests staying at properties we manage and property owners who engage our services.
By opting in, you may receive text messages relating to:
- Booking and reservation confirmations
- Check-in and check-out instructions, door codes, and property access information
- Property information, directions, parking, and Wi-Fi details
- Responses to questions you send us, including 24/7 guest support
- Cleaning, maintenance, or service coordination during your stay
- Account, billing, and reporting updates for property owners
- Occasional service updates related to your stay or your property
This is a **conversational and transactional** messaging program. We do not send unsolicited marketing texts.

## 2. Opt-In and Consent
You consent to receive SMS messages from Rise Co-Host when you:
- Provide your mobile number when making a reservation at a property we manage, either directly or through a booking platform such as Airbnb, Vrbo, or Booking.com;
- Provide your mobile number on a form on risecohost.com, including our contact form or property enquiry form;
- Send a text message to one of our published business numbers; or
- Provide your mobile number to a member of our team by phone, email, or in person and ask to be contacted by text.
Consent to receive text messages is **not a condition of any purchase or of any booking**. You may still contact us and receive service by phone or email if you prefer not to receive texts.
By opting in, you confirm that you are the subscriber of the mobile number provided, or that you are authorized to consent on behalf of the subscriber.

## 3. Message Frequency
Message frequency varies. Message volume depends on your reservation and your interaction with our team. A typical guest can expect a small number of messages before, during, and after their stay. Support conversations may involve additional messages.

## 4. Message and Data Rates
**Message and data rates may apply.** Any charges are billed by, and payable to, your mobile service provider. Rise Co-Host is not responsible for these charges. Please contact your carrier for details about your plan.

## 5. How to Opt Out
You may cancel the SMS service at any time by replying **STOP** to any message you receive from us.
After you send **STOP**, we will send you a confirmation message and no further SMS messages will be sent from that number. If you opt out by mistake, you can re-join by texting **START** to the same number, or by contacting us directly.
Opting out of SMS does not withdraw your booking or cancel your reservation — we will continue to contact you by email or phone as needed.

## 7. Supported Carriers and Delivery
This service is available on most major mobile carriers in Canada and the United States. Carriers are not liable for delayed or undelivered messages. We cannot guarantee that every message will be delivered, and delivery is subject to effective transmission by your carrier and network availability.

**No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing with subcontractors in support services, such as customer service and communications platforms, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.**
We do not sell your mobile number or share it with lead generators.

## 9. Automated Messaging
Some of our messages are sent automatically, and some responses may be generated with the assistance of automated systems, including artificial intelligence tools. A member of our team is available if you would prefer to speak with a person — just ask, or contact us using the details above.
